Cook County has two local offices that can lower your assessment. They're separate, they open at different times, and you can use both.
The Cook County Assessor
The Assessor sets your assessed value. After reassessment notices go out, each township gets about a 30-day window to appeal that value with the Assessor. It's the first chance to correct the number, and a reduction here carries into the Board's review.
The Board of Review
The Board of Review is a three-member elected board that reviews assessments after the Assessor certifies them. It opens townships in groups later in the year. You don't need to have appealed to the Assessor first.
Which one?
- Window open at the Assessor now? File there; it's earlier and free.
- Missed it, or didn't get enough of a cut? File at the Board when your township opens.
- Both? Many homeowners do. Each office decides independently.
