We are not lawyers, and this is not legal advice
The Cook County Appeal Checker is run by PropTaxChecker, which is not a law firm and has no attorneys. Nothing on this site, in our emails or in the evidence kit is legal advice, tax advice or an appraisal, and using the site does not create an attorney-client relationship with anyone.
We never prepare or file your appeal
Under In re Yamaguchi (Ill. 1987) and the Board of Review's Rule 1, only a property owner or an Illinois attorney may prepare and file a residential assessment appeal. We give you public data and general information; you decide whether to appeal, you fill in the form, and you file it. We never fill in or submit a complaint, never contact the Assessor or the Board for you, and never charge a percentage of any savings. Property owned by an LLC, corporation or trust must be appealed through an attorney.
Estimates can be wrong
Every figure is an estimate built from the Cook County Assessor's open data, which can be out of date or wrong (square footage especially). We compare building size, age, lot and class only; we can't see condition, renovations or anything else that affects value. Savings figures use typical or user-entered tax rates and will differ from your actual bill. A result that says your home "looks high" does not mean an appeal will succeed, and we make no promise of any reduction or savings. Check every number against the official records before you rely on it.
Not affiliated with Cook County
This site is independent. It is not run by, endorsed by or connected to Cook County, the Cook County Assessor's Office, the Board of Review or any other government body. Filing an appeal with the Assessor or the Board of Review is free; you never need to pay anyone, including us, to file.
When to talk to a lawyer
If your property is not a home you own personally, if your case turns on anything other than how similar homes are assessed, or if you are unsure what to do, talk to an Illinois attorney who handles property tax appeals.
