Terms of use
Last updated November 5, 2026
These terms apply to the Cook County Appeal Checker website, its emails and the evidence kit (together, "the service"), run by PropTaxChecker ("we"). By using the service or buying a kit you agree to them.
1. What the service is
A free tool that compares a Cook County home's assessment with similar homes using public data, optional deadline reminder emails, and a paid evidence kit (a PDF and CSV of comparable homes, recent sales, the math and general filing instructions). It is information only. Read the disclaimer: we are not attorneys, we give no legal or tax advice, and we never prepare or file appeals.
2. Your responsibilities
You decide whether to appeal and you prepare and file it yourself, by the deadline. Deadlines on this site are copied from the Assessor's and Board of Review's calendars and can change; the official calendars control. Only look up property you own or have a legitimate reason to research, and don't use the service to harass anyone, to scrape it in bulk, or to break the law.
3. Purchases
The evidence kit is a one-time purchase for one property (one PIN). The price is shown before checkout. Payment is handled by Stripe; we never see or store your card number. The kit is delivered immediately as a download link that keeps working, and we email the link to the address you give at checkout when email is available.
4. Refunds
Full refund within 3 days of purchase, no questions asked. See the refund policy.
5. No guarantee
The service and the kit are provided "as is". We work to keep the data and math correct but don't promise they are complete, current or error-free, and we don't promise any appeal outcome, reduction or savings.
6. Limit of liability
To the extent the law allows, we are not liable for indirect or consequential losses (including a missed deadline, a denied appeal or a tax bill), and our total liability for any claim is limited to the amount you paid us in the 12 months before it. Nothing here limits rights you have under the Illinois Consumer Fraud and Deceptive Business Practices Act or other law that can't be waived.
7. Content and data
Assessment, characteristics and sales figures come from Cook County's open data portal. The site's design, text and code belong to us. You may print and use your kit for your own appeal and share result links freely.
8. Changes and governing law
We may update these terms; the date at the top shows the latest version, and the version in force when you bought applies to that purchase. Illinois law governs these terms, and any dispute goes to the state or federal courts in Cook County, Illinois.
